The Buying process and timeline:

Get Pre-approved for a Loan

The most important first step towards buying a home is to get comfortable with the money side of the transaction. Being pre-approved for a loan by a local lender is very easy to do, and you're going to need it in order to write a solid offer once we find the right home. Check out the Financing page for recommendations of good lenders here in Lexington. Give them a call, get pre-approved, and we can start shopping. Jennifer Duncan, Senior Vice President at Republic Bank in Lexington offers residents & fellows 100% financing and has a unique awareness of a young physician's needs. Their special services provide residents and fellows with privileges usually not appreciated at this stage.

Find a Home

There are many ways to find the right home. Most people start their search online, looking through listings in the MLS. The home search on this site will show you everything available via the Lexington MLS. Some people like to identify an ideal area first, and then look for the right home in that neighborhood. Write an Offer

Once we find the right home, we'll write an offer to purchase that home. We'll do research to decide what market value for the home might be, and then we'll craft an offer based on how you want to negotiate. You'll need to bring your checkbook so that you can write an Earnest Money check, which is usually $500 and up depending on the price of the home. The earnest money will go toward your closing costs. The Seller can accept, reject, or counter your offer, and you can do the same to the Seller's response. Negotiations continue in this manner until either everyone agrees or until someone rejects the response. If everyone agrees, we start inspections. Otherwise, we go back to looking for a home.

Inspect the House

Inspections are a vital part of buying a home. The length of this inspection period is negotiated in the contract, and during that time interval, you'll hire inspectors and specialists to help you determine the condition of the home and get all your questions answered.

Negotiate Repairs

When we're done inspecting, we'll go back to the Seller and ask for repairs, if any are needed. This is a second round of negotiations for the home. The Seller considers your repair request, and can accept, reject, or counter it. If the Seller's response is acceptable, then you stay in the transaction and move forward to closing. If the Seller's response is unacceptable, then we take your earnest money (in nearly all cases) and start again with finding a home.

Final Loan Processing

The loan officer puts the loan through final underwriting, reviews the appraisal, produces loan documents, and the Seller has any repairs done that were negotiated.

Walkthrough and Signing

A couple days before the scheduled closing, we'll go back to the house and do a final walkthrough, to make sure that it is in generally the same condition as when we went under contract.

Closing

Finally! Usually, on the closing date agreed to in the original contract, the documents are signed and the property formally becomes yours. Congratulations homeowner!

Financing- How much money will I need?

Let's talk about money. We might as well start with the part of home buying that usually causes the most concern!

The money spent while buying a home can be broken down into a couple of categories: a down payment , earnest money , inspection costs , and closing costs .

The down payment is the easiest to understand. Most people pay some amount of money towards the price of the house out of their savings. For example, if you're buying a $250,000 house, and you put 10% down, then you'll need to find $25,000 cash to pay towards your home purchase. This kind of money the down payment offsets the amount of the loan that you'll need, and is paid at the scheduled closing in the form of a cashier's check or a wire transfer. The amount of down payment needed will vary based on your individual situation a loan officer should present you with several different options. Most Residents & Fellows will qualify for 100% financing and will not be required to have a down payment.

Next is earnest money . Earnest money is a check that you'll write and give to your agent at the same time that you write an offer on a house. This is cash that needs to be easily accessed in a checking account is usually easiest because the check will be cashed as soon as you and a Seller can agree on the initial purchase contract. You'll negotiate how much earnest money you'll pay with the Seller, but I usually recommend no more than 1% of the purchase price. If you're buying a $250,000 house, I'll recommend you put no more than $2500 down as earnest money. In most cases the earnest check can be for $500-$1,500. This money sits in an escrow account, and is consideration for the Seller taking their home off the market.

When you close on a house, your earnest money will be applied to your down payment and towards the third type of costs: closing costs . Closing costs include things like real estate taxes, HOA fees, recording fees, title policies, costs of setting up an escrow account, and costs that your lender charges to originate a loan. If you bring me a Good Faith Estimate from your lender, we can estimate your closing costs fairly well. A good general rule of thumb is to budget about 1-3 % of the purchase price towards closing costs.

The last group of costs are those that you will pay to have the home inspected. You'll probably want to hire a home inspector to make sure the house is sound, a termite inspector to make sure there aren't any termite infestations and possibly a radon test to assure you home is within EPA safety guidelines. Any inspections that you want done are paid for by you at the time of inspection. For most homes, this usually totals $600 or less.

Review: earnest money at the start, inspection costs in the middle, down payment and closing costs at the end. To get your final costs at the end, add your down payment, your estimated closing costs, and subtract your earnest money, and that's the final amount you need.
